The law requires them to check the source of the funds you're using in your purchase — and gathering that evidence is what we do, all day, every day. You instruct us directly: you are our customer, and our agreement is with you. The whole process runs on a phone call and an email, not forms or apps.

Why you're being asked to do this

It isn't optional, and it isn't about you personally

Under UK money laundering regulations, every solicitor handling a property purchase must check where the buyer's money has actually come from — savings, a gift, a mortgage, the sale of another property — before they can complete on your behalf. Your solicitor hasn't singled you out; they ask every client this.

Rather than their own team chasing bank statements and gift letters, your solicitor has recommended that we do that part. We gather the evidence, put it into a clear report, and send it straight to your solicitor's file — so completion isn't delayed at the last minute.

What happens after you pay

  1. You'll get an emailed receipt straight away — keep it for your records.
  2. We call or email you within one working day, to talk through what we need.
  3. Once we have your evidence, we prepare your report and send it directly to your solicitor.
  4. Your solicitor takes it from there — you don't need to do anything further with us.

A note from our founder

I've spent twenty years advising law firms on their anti-money-laundering obligations, and in all that time the source of funds check has been the step that catches house buyers off guard — it arrives late, it feels intrusive, and nobody explains it. My team and I built this service to do that one job properly: early, clearly, for a fixed fee, and with a person you can ring. It's the same work we've always done for law firms. The only new part is that we now do it for you.

Our credentials

Source of funds checking is not new to us. Law firms have been asking us to do this exact work for fifteen years — what's new is that you can now instruct us directly. The business is led by three compliance advisers who, between them, have spent more than fifty years advising law firms — including many of the country's leading practices — on their anti-money-laundering obligations. The business behind this service, Complex Legal Limited, has been trading since 2016: our full record is on the Companies House register (company no. 10066369), and we've been registered with the Information Commissioner's Office for the handling of personal data just as long (registration ZA187776) — confidential financial information is our day job. And if you'd like the simplest check of all: ring your solicitor and confirm they recommended us. We'd encourage it.

Do I have to use you?

No. Your solicitor can gather this evidence themselves — ask them what they would charge for that. We exist because doing source of funds checks all day, every day makes us fast and keeps the fee low. Whichever you choose, no money changes hands between us and your solicitor in either direction — they receive nothing for recommending us.

Who will I actually be dealing with?

A person, with a name. When you instruct us, one member of our team takes your case and keeps it — the same voice on the phone and the same name on the emails, from the first call to the finished report. We're not a call centre and there's no ticket queue: if the person looking after your case said they'd ring you back, they will.

What counts as "source of funds" evidence?

It depends how you're funding your purchase — typically recent bank statements, and if relevant, a mortgage offer, a gift letter from whoever's helping you, or proof of a property sale. We'll tell you exactly what applies to you when we call.

What if my circumstances are more complicated?

In rare cases, the regulations require a deeper level of checking — known as enhanced due diligence — which goes beyond the standard service our £60 fee covers. If that applies to you, we'll tell you immediately on our first call and give you a fixed quote for the work actually required, with your £60 counted towards it. If you'd rather not go ahead, we'll refund your £60 in full instead. Either way, you can't lose your fee, you'll never find this out at the end of the process, and you'll never pay for work we haven't agreed with you first.

What happens to my documents afterwards?

Once your report has gone to your solicitor, we delete your documents and information from our systems. We keep nothing — your solicitor holds the report on their file, which is the only place it needs to be. Full details are in our privacy notice.

Do I have to pay before you'll help me?

Yes — paying the £60 fee is how you instruct us, and it's the only payment we ask for. There's nothing further to pay once your report is with your solicitor.

Is my payment secure?

Yes. Card, Apple Pay and PayPal payments are all processed by our payment provider on their own secure checkout page — your card details never pass through us or this website.

Can my solicitor contact you directly?

Yes. They already know us — that's why they recommended us. If they need anything from us about your file, they can email or call us using the details in the footer below.
